Fees are payable for the duration of the tenancy

After the initial term a continuation fee of 7.2% (including VAT) is payable for any continuation, extension or renewal of the term originally granted to the same Tenant or person nominated or introduced by the original Tenant.

Fees & Charges

The set-up fee will be payable once a Tenancy has commenced. The arrangement and set-up fee includes:
 
  • Tenant(s) References for up to two applicants (Carried out by an Independent References Agency), which includes:
    • Financial Credit Checks
    • Obtaining references from current or previous employers
    • Obtaining references from previous Landlord
    • Assessing Affordability
    • County Court Judgements & Credit Search Checks
    • Additional Fee of £60 (incl. VAT) for each additional applicant
    • Additional Fee of £60 (incl. VAT) for each Guarantor Reference
  • Tenant Right to Rent Checks
  • Cost of preparing the Tenancy Agreement (Assured Shorthold Tenancy Agreement)
  • Deposit Registration (where collected). Register Landlord and Tenant details and protect the security deposit with a Government-authorised Scheme. Provide the Tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the Tenancy start date.  
  • Providing Compliance Documentation to the Tenants, which includes:
    • Government “How to Rent” Guide
    • Deposit Scheme Information & Prescribed Information
    • Energy Performance Certificate
    • Landlord Gas Safety Certificate
    • Electrical Installation Condition Report
    • Notice of Mandatory Grounds for Mortgages Lenders 
  • Administering the setting up of the property file and banking arrangements
  • Landlord withdrawal fee (before move-in): £300 (incl. VAT) per tenancy. To cover the costs associated with marketing, advertising and set-up should the Landlord withdraw from the Tenancy to the Tenant before the Tenancy has started

Compiling of the Inventory of Condition by an Independent Inventory Provider. Should we instruct an inventory company on your behalf or you choose to draw up your own, Howlands cannon accept liability for any errors or omissions. £ at contractors cost. See below the estimated costs an Inventory provider charges for their services.

  • Inventory Provider Guide price £65 – 165, price will vary dependant on the number of bedrooms and/or size of the property and any outbuildings.
  • Check-in & Check-out Guide price £60 – £140, price will vary dependant on the number of bedrooms and/or size of the property and any outbuildings.
  • Property Visits: £60 (incl. VAT) per Tenancy – Should the Landlord request property visits, this covers the costs of attending the property and follow up advice or recommendation to both Landlord and Tenant.
  • Renewal Fees: £180 (incl. VAT) per Tenancy – Contract negotiation, amending and updating terms.
  • Rent to Rent Follow up Check: £60 (incl. VAT) per check – Undertaking a repeat check in person on a time-limited Visa in accordance with the Immigration Act 2014 and 2016. Notifying the Home Office should an illegal overstayer be identified. This does not apply to a Find a tenant only service.
  • Property Inspections by an Independent Inventory Provider: £ at contractors costs
  • Redirection of main to UK & overseas Landlords – £ at cost
  • Tenancy Dispute Fee: Minimum of £180 or £60 per hour (incl. VAT) – This fee is applicable only to Tenant Find & Rent Collection services if requested. This cost is associated with the preparation of all evidence and submitting the case to the Tenancy Deposit scheme as well as dealing with all correspondence relating to the dispute. This only applies where the agent has protected the Deposit.
    • Howlands reserve the right to withdraw this service to all property services. This circumstance is rare and may occur if we disagree with the Landlords view point and if the Landlords proposed deductions are unreasonable, unfair or where the Landlord does not take professional advice from the Inventory clerk or follow the deposit schemes various guidance with regards to end of tenancy disputes.
  • Fees for the service of Legal Notices (Section 8 or 21): £30 (incl. VAT) – This fee is applicable only to Tenant Find & Rent Collection Services.
  • Court Attendance Fees: Minimum of £220 (incl. VAT) or £60 per hour (incl. VAT)
  • Interest on Unpaid Commission: 3% above the Bank of England Base Rate from due date until paid
  • Contractor Commission. We do not take referral fees for facilitating the visit of vetted professional tradesperson.
  • Additional HMRC Reporting Fees: £30 (incl. VAT) per request – Responding to any specific queries to either the quarterly or annual return from either the Landlord or HMRC
  • Fees for providing an Annual Income and Expenditure Schedule: £30 (incl. VAT) annually. Only available for Rent Collect & Fully Managed Services if requested
  • Arrangement Fees for major works at 12% of net cost (incl. VAT) – Arranging access and assessing the costs with any contractors, ensuring work has been carried out in accordance with the Specification of Works and retaining any resulting warranty or guarantee.
  • Vacant Property Management Fees: £20 (incl. VAT) per visit – To cover the costs associated with visiting the property to undertake visual checks on the inside and outside at a frequency mutually agreed with the Landlord.
  • Management Take-Over Fees: £180 (incl. VAT) per tenancy – To cover the costs associated with taking over the management of an ongoing Tenancy, ensuring al statutory compliance has been undertaken, confirming everything under “Set-Up Fees” above, receiving and protecting the security deposit and providing all necessary legal documentation to the Tenant.
  • Deposit Transfer Fees: £30 (incl. VAT) per deposit – Should the Landlord request any changes to a protected deposit during a Tenancy, this covers the costs associated with legal compliance for said request.
  • Selling to a Tenant: If a Tenant introduced by us purchases the property during or within twelve months after the end of a Tenancy we will charge a commission of 1.8% (incl. VAT) of the purchase price.
